An old but working aerator is not a fault. We assess technical condition — not whether a newer product exists. Neither appearance nor how attractive the alternatives are enters the assessment.

The plumbing survey is a technical survey of the sanitary installations and terminal fittings. It does not replace a survey of the building as a whole (which also contains measured drawings of the entire structure) — it is material that fits into one, and into your asset register.

We take the objection seriously — it comes up with a drastic cut in a whole building's draw-off (of the order of a half), when water in pipes sized for the original flows takes longer to be replaced. Our work sits elsewhere: tens of per cent are saved at the tap outlet, but the building's total consumption fell by 13.65 to 24.5 % across our measured case studies — that is the range of five evidenced projects in Czechia, not a statistical average. On top of that, the audit records little-used draw-off points and the temperature at the outlet: where water replacement would be risky, we either advise against the retrofit or tie it to an operating measure. This is screening within the audit, not a hygiene assessment.
Not in a public tender — there we assume zero price growth, so that the payback holds even if prices stood still for ten years. Into a quotation we put at most the most cautious of the three scenarios we work with, and always say it is an estimate. The bolder variants stay in our internal material.
